Housing Counseling and Assistance Programs

Get help purchasing a home.

The AHA assists any first-time home buyer to determine their mortgage readiness and understand the home buying process by providing group workshops and one-on-one home buying counseling.

Pre-Purchase Homebuyer Counseling

The AHA strongly recommends that you meet with a housing counselor for one-on-one assistance to verify you mortgage readiness. Our supportive counselors help by reviewing credit reports, developing a budget, providing credit rebuilding strategies and creating a step by step action plan.

Using an Individual Development Account (IDA), a matching savings account program, is a great program that helps you build savings for your future home. For every dollar that you deposit into the account, you will receive one or two additional dollars. IDA participants must save for a minimum of 12 months before they can withdraw money. Funds can only be used toward the purchase of a home.

Acceptable uses of IDA funds include:

  • Down payments
  • Title insurance
  • Settlement fees
  • Inspection fees
  • Closing costs
  • Attorney fees
  • Appraisal fees
  • Acquisition costs
  • Mortgage insurance (as part of closing costs).

Home Buyer Educational Workshops

The home buyer workshop is a HUD certified workshop that provides firsthand information from housing professionals. Participants will learn the steps that need to be taken during the home buying process. Prospective buys will also receive information on programs available to them. These educational workshops are for mortgage ready (credit worthy) participants that are ready to move forward with the purchase of a home within 60 – 90 days of completing the workshop.

Financial Literacy Workshop

Financial Literacy Training provides the following five in depth classes:

Basic Banking

Information on different accounts that people can open and the benefits of these accounts.

Credit

Get an in depth look of what credit is, how to attain and maintain good credit and fix bad credit.

Budgeting

Get resourceful information on budgeting tools for yourself and your household.

Identity Theft

This class illustrates the importance of keeping track of finances, what to do when you are a victim of ID Theft and different ways of ID Theft.

Understanding Insurance

We provide information on different insurances available to homeowners, what to look for when shopping for insurance and the importance of insurance.
